The two-day show at Le Meridien pairs exhibitor stands with a presentation program in which each exhibitor pitches its project or visa route to the room.

Most of the floor sells a combination of a home and a passport or green card: Greek and Portuguese golden visa properties, Dubai off-plan apartments, Thai condominiums, and US EB-5 regional center projects. The organizer expects more than 1,000 visitors, pre-qualified at registration, and plans for roughly 70% of them to be direct investors and the rest agents, wealth managers and immigration consultants.

GMN Media has run IREX since 2015 as a circuit across India, Dubai and Singapore, and this year's New Delhi show is the 27th. The capital stop draws on buyers from Delhi NCR and northern India and runs together with the IREX Residency & Citizenship Conclave.

The obvious comparison is the rest of the IREX circuit, since the same organizer sells the same format in each city. IREX Dubai reaches Indians already living in the UAE, and IREX Mumbai reaches investors in Mumbai and western India. The Singapore stop drew about 350 visitors and suits developers testing Southeast Asian demand. Many exhibitors return across several cities; a developer choosing one should pick the city where its agent network already sells.

Dubai's IPS works the other way round: it is a marketplace inside the Gulf property market, with banks, agents and service providers alongside developers. It suits a company selling into Dubai, while IREX brings overseas projects to Indian investors at home.

MIPIM in Cannes is a different trip altogether, built for institutional capital, city delegations and project finance. A fund manager or large developer looking for partners goes there; a sales team that needs signed buyers from India comes to New Delhi.

The IREX Residency & Citizenship Conclave shares the dates and venue and complements this show, giving EB-5 regional centers and golden visa firms their own conference track.

Who exhibits

The 2026 list is led by Azizi Developments from Dubai and Alliance Group from Georgia, with CMB Regional Centers and NHK Capital carrying the EB-5 side. Greece is the largest country group, with Lux & Easy, Gate Greece Properties, Mercan Group and Global Connect Greece among others, alongside Portuguese and Maltese residency specialists. Expect developers and visa providers more than brokers, and law firms such as CRS Advogados for the legal side of a purchase.

IREX 2026

This year's New Delhi show comes a couple of weeks earlier than last year's November show and is the 27th IREX overall. Dubai's Azizi Developments and Georgia's Alliance Group take the lead partner spots; last year Thailand's Sansiri and Dubai's Samana Developers headed the list. The US EB-5 contingent arrives with a deadline to sell: exhibitors point to the end of grandfathering for pending petitions and the coming increase in the minimum investment, so expect EB-5 pitches to center on timing.

  • Complete the registration profile in full: every registration is screened against the organizer's investor and channel-partner criteria, and the organizer can reject those outside them.
  • Plan to be there on Friday. Last year the EB-5 panel and the main global investment panel both ran on the first day, while Saturday held only short developer presentations.
  • If your interest is a residence permit more than the property, use the Conclave program running alongside; the EB-5 regional centers and golden visa firms present there.
  • Bring an advisor or a list of legal and tax questions for each project: the organizer itself asks visitors to verify exhibitor claims and take independent legal and financial advice before committing.

Exhibiting

Stands are booked by enquiry through the organizer, which also sells partner tiers from lead partner down to silver and presentation slots in the conference program. It pays off for developers and visa providers with an entry price that suits Indian buyers and an agent network that can follow up after the weekend, because about a third of the audience is channel partners.
